Built on a redundant brownfield site in the heart of Rock, Cornwall, Lyonesse Lane is home to eight of Verto’s flagship Energy Plus Zero Carbon Smart Homes (meaning they have the ability to generate more energy than they consume per annum and have zero operational carbon emissions {As verified by SAP}). All of these highly sustainable homes benefit from a plethora of renewable technologies and accumulated advanced detailing which results in some of the highest performing properties on the market today with a minimum EPC rating of A99. Further to these fantastic results, the annual energy (and carbon emissions) demand as assessed by SAP show negative requirements per square metre throughout the development. This is made all the more impressive when the development as a whole is considered which is a 50% mix of affordable housing and open market properties, all of which are built to the same high standards regardless of tenure/sales type. The Affordable properties were delivered as discounted open market units with a restriction to sell them to those with a local connection to the parish, enabling local people to access an otherwise inaccessible property ladder in the area. As such, Verto ensured that they were able to enjoy all of the same advantages of a Verto home without compromise, these include but are not limited to; Super-insulated superstructure, Vaillant aeroTHERM air source heat pump, fully integrated smart home, mechanical ventilation with heat recovery, integrated solar PV roofing system, triple glazing, super low energy LED lighting, five monitoring sensors per habitable room (temperature, humidity, light, motion and sound) providing the most efficient way of living in, and running a domestic property. Early investigations showed a presence of bats on the site in a dilapidated outbuilding along with other species over the site, being a brownfield site, there was evidence of contamination in the subsoil presenting a unique challenge of rehoming the wildlife while cleaning the site of the unwanted material. A large purpose-built detached 12m2 bat house was constructed under the guidance of specialists to ensure its efficacy and usage by the local bat population.
