Inspiration and Strategy
The marketing strategy for Teterboro Logistics Center was born from a proactive pitch that successfully secured the Hartz asset before the project was formally awarded. The team developed a comprehensive new brand identity and presented a complete marketing package, including sample materials, a content strategy, and a go-to-market approach. The strategy leveraged the property's exceptional position as the only existing availability over 500,000 square feet in the Meadowlands. It highlighted the new construction Class A space, optimal clear height, flexible cross-dock design, and access to an exceptional labor pool in the New Jersey/New York City metro area.

Problem Solved and Execution
The campaign was designed to attract a wide range of tenants by solving specific operational needs. This included companies outgrowing existing Meadowlands facilities, Bronx-based operators seeking modern facilities closer to their client base, and last-mile delivery services serving New York City. The execution was defined by a creative rebranding of the property as the Teterboro Logistics Center (TLC), a memorable abbreviation used throughout the campaign. A custom logo was developed with a subtle hidden truck design to reinforce the logistics focus. A standout direct mail campaign featured paper airplane designs, cleverly announcing the new brand while highlighting the site's proximity to Teterboro Airport. The team also overcame significant property challenges, including below-market electrical service and column spacing limitations, by addressing them through targeted improvements and creative positioning.

Results
The marketing strategy delivered exceptional results, with the entire building being successfully leased in June 2025. This achievement demonstrated the effectiveness of the proactive branding and strategic repositioning, which resonated powerfully with target tenants despite competitive market conditions. The campaign successfully overcame the property's physical constraints through creative marketing and targeted pre-leasing improvements. The proactive pitch approach built strong client confidence from the beginning and established a solid foundation for the successful lease-up, ultimately creating lasting value for the property and strengthening the client relationship with Hartz.
