How do you tell a story without a history? The Gallery Court brochure faced that challenge: to make a fully vacant building, unseen on the market for over 30 years, feel like the most compelling opportunity in Washington, DC. To answer the challenge, CBRE Calibre Creative Group created an interactive, animated brochure to serve as a guided experience rather than a spec sheet.
The layout of the brochure mirrors a physical tour through the building. The reader begins at the penthouse's panoramic conference pavilion before exploring the ground-level pass-through lobby, tenant courtyard, office floors and amenities. The brochure maintains a story-forward approach, letting the detail live in callouts which the interested reader can interact with.
Its animated typographic system — Gallery Court's brand motif in motion — draws readers through a narrative that moves from identity to building performance to neighborhood momentum. The location section reframes what had been perceived as a liability — 7th Street's recent history — as the starting point for a brighter future, tying Gallery Court’s value proposition in the $1 billion Capital One Arena revitalization and the dense concentration of law firms, Fortune 500 tenants, and tech occupiers already operating in the immediate corridor.
For a building with no marketing presence, the brochure had to build a presence that normally takes years.
This brochure delivers that thirty years of missing story at once. And lastly, the Gallery Court campaign hasn't just refreshed the building's image —it’s driving measurable growth. With a 25% lift in market inquiries and tour traffic, this elevated identity is bridging the gap between inspired marketing and real-world leasing results.
