Hi Line Square is a landmark mixed-use development that integrates luxury residences, modern office spaces, curated retail, and vibrant dining. This visionary project sets a new standard for design, hospitality and urban living, redefining the future of the Dallas Design District.
Planned for groundbreaking in 2027 and completion in 2030, Hi Line Square will anchor the emerging Hi Line sub-neighborhood with luxury residential living, creative workspace, curated retail and showroom, and vibrant dining. The development will feature a 19-story, 255,000-square-foot office tower with hospitality-inspired amenities including a lounge, conference center, and 6,000-square-foot outdoor terrace. A 20-story residential tower will deliver 200 thoughtfully designed luxury residences including an exclusive selection of penthouses, complemented by 7,500 square feet of indoor amenities including coworking space and a state-of-the-art wellness and fitness center, as well as nearly 10,000 square feet of outdoor amenities including a rooftop pool with majestic downtown views. The ground floors will house 45,000 square feet of high-end retail and showroom space, with diverse dining options, enhancing the vibrant energy of the Design District. Designed to reflect the industrial character of the Dallas Design District while introducing contemporary architectural elements, the development features stepped towers that incorporate terraces and frame a pedestrian-friendly plaza centered around a mature heirloom tree. Lush landscaping, shaded walkways, and gathering spaces create a welcoming public realm that invites activity throughout the day. Direct access to the Trinity Strand Trail and The Loop Connector further integrates Hi Line Square into the surrounding neighborhood and strengthens its connection to Dallas’ broader network of walkable urban destinations. Hi Line Square will also host the Hi Line Farmers Market, a twice-monthly event developed in partnership with Four Seasons Markets and open to the public. Featuring more than 25 local vendors offering fresh produce, artisanal foods, specialty goods, and cultural experiences, the market will activate the plaza and support local businesses while adding a new neighborhood destination within the Design District.
Together, these elements position Hi Line Square as a transformative project that blends design, lifestyle, and placemaking to create a vibrant new center within one of Dallas’ most dynamic districts.
