Sobha One sets a new benchmark for sustainable mixed-use development in the Middle East, redefining how high-density living can coexist with environmental performance and community well-being. Rising from Sobha Hartland, this iconic development comprises five interlinked towers reaching 30 to 65 floors and spanning nearly six million square feet. Designed for more than 10,000 residents, the project integrates homes, retail, leisure, and golf amenities within a single sustainable framework.
At its core, Sobha One is a response to one of the most urgent challenges facing cities today: how to deliver urban density without compromising environmental responsibility. The project is the first outside Singapore to be awarded the Green Mark Platinum Super Low Energy certification, in addition to securing recognition for Whole Life Carbon performance. These achievements affirm a design process grounded in rigorous data, lifecycle modeling, and long-term resilience rather than symbolic sustainability gestures.
The development achieves more than 60 percent energy savings compared to 2005 benchmarks. This is realized through optimized Energy Usage Intensity, passive and active shading strategies, renewable energy integration, and advanced thermal massing. Smart building management systems, digital twins, and predictive maintenance tools further reduce operational impact, while climate-adaptive materials and low-carbon systems support durability over the building’s lifecycle.
Environmental design extends beyond technology to landscape and placemaking. Sobha One incorporates over 500,000 square feet of green and blue infrastructure, including a lagoon-edge promenade, stormwater reuse strategies, and a pitch-and-putt golf course that doubles as passive cooling and biodiversity habitat. A landscaped podium deck measuring 330 by 60 metres introduces courtyards, promenades, and sky gardens that strengthen community ties while lowering the urban heat island effect.
Sobha One demonstrates how sustainability, density, and lifestyle can converge to form a holistic urban ecosystem. More than an architectural landmark, it is a working model for climate-responsive, future-ready development in the Middle East.
