The Precinct, located off the M2 highway in Grand Baie, is fast becoming Mauritius’ most prestigious business address with supremely sustainable ways of combining work and well-being.
With a 5-Star Green Star rating by the Green Building Council of South Africa (GBCSA), Unity Building – the first of three office developments at The Precinct - is the highest rated green building in Mauritius as well as in the Indian Ocean Islands Region.
The development surpasses traditional design and construction principles, providing maximum flexibility through contemporary and considered spaces.
At the heart of Unity Building is an impressive, light and airy five-volume atrium, with two floor plates of varying size, depth and dimension set adjacent to it. Essentially, the atrium has vertical connectivity via an open feature staircase and lifts.
The office spaces interface with this central space and feature projecting meeting pods, while lightweight bridges crossing the atrium provide space for informal meetings. The office floors offer several space planning options for both small businesses and large corporates.
The architecture and design create a sense of community featuring lively eateries, boutique retail outlets and lifestyle offerings that promote wellness and balance.
Unity Building’s design supports a lower carbon footprint and reduced utility costs. Features include the use of e-glass, water saving sanware, towering green walls, motion sensor & LED lighting, dedicated bicycle parking and EV charging points, the use of natural light and ventilation incorporated into the design, energy sub-metering and water meters.
The Precinct is anchored by McLeod Park, an expansive, verdant sanctuary ideal for relaxation or outdoor corporate events. Its masterfully designed landscaping contributes to environmental biodiversity, with intelligent irrigation control and moisture sensors saving water. Treated wastewater and non-potable water is used for irrigation.
The Precinct is the first commercial zone in Africa to be awarded EcoDistricts certification, a rigorous, sustainable urban development framework for achieving people-centred, economically vibrant neighbourhood and district scale sustainability. It provides another layer to responsible real estate development and a zero-carbon footprint and is complementary to the 5-Star Green Star Certified Rating of Unity Building.
