West Edge

West Edge, a transit-oriented, mixed-use destination in the creative heart of Los Angeles, has been successfully completed by co-developers Hines, Affinius Capital, and Philena Properties. Designed by Gensler, Togawa Smith Martin, and Rios Clementi Hale Studios, the project offers 216,000 square feet of creative office space, a seven-story apartment complex with 600 units, and multiple retail options at its ground level.

Focusing on community, The Residences at West Edge include 121 units which are reserved for workforce and very low-income households and has the highest percentage of deed-restricted housing of all privately developed projects in the city. West Edge also features a vibrant one-half-acre open air plaza, activated by dining, fitness, and other retail options including Gelson’s market to support neighbors’ daily needs, as well as two public feature stairs with amphitheater seating for community events. An iconic 42-foot-high glass showroom anchors the corner of Olympic and Bundy and welcomes the community into the development. The office building, with private landscaped terraces over five floors, is registered to be LEED Platinum® and WiredScore Platinum Certified and will pursue WELL Gold Core & Shell Certification.

The 4.8-acre site is the former home of the Martin Cadillac dealership and sits less than one block from the Expo/Bundy Metro station which connects downtown Santa Monica to downtown and east Los Angeles.
