Morrison Yard Office, a landmark in Charleston, South Carolina, showcases the visionary approach of The Keith Corporation (TKC), Mixson Properties, and Origin Development Partners. As the tallest office building in Charleston, Morrison Yard not only meets market demands but also sets new standards in design and sustainability.

The development partners recognized the potential of the site at the foot of the Arthur Ravenel Jr. Bridge and envisioned a modern office space that would serve as a gateway to the city. The development began in late 2018, with TKC navigating the complex approval processes, including overcoming an initial rejection from Charleston's Board of Architectural Review (BAR). The partners strategically brought in ASD | SKY, whose bold, modern design—paying homage to Charleston’s maritime history—aligned perfectly with the BAR’s directives.

Leveraging Charleston’s new UP zoning, the partners maximized the building’s height and density while preserving the historic district. The 12-story structure, with its first floor elevated 55 feet above ground, offers unparalleled views of the Cooper River. Additionally, Morrison Yard became Charleston’s first RISES-certified building, transforming nearly half of its unbuildable wetlands into an asset, featuring a public plaza and educational bioswale system.

The project faced significant challenges, particularly during the COVID-19 pandemic, which complicated financing efforts. Despite these obstacles, TKC’s industry connections and reputation for success enabled the team to secure alternative financing, allowing construction to begin in January 2021.

Today, Morrison Yard Office is 98% leased, thanks to JLL’s efforts, hosting a mix of financial institutions, law firms, and other major tenants. The development has also spurred additional growth in the area, with nearby public housing redevelopment and new infrastructure projects underway.

Morrison Yard Office stands as a testament to the leadership, strategic decision-making, and commitment to quality of TKC, Origin Development Partners, and Mixson Properties.
